Payment Terms
On all rentals, we guarantee tenants will stay for at least six months, or we will find new tenants at no extra charge. We recommend one-year leases or more, but we leave it up to the owners what they would like to do on that issue. On residences for sale, we will only rent them on a month-to-month basis.
Owners do pay all advertising costs when finding an initial or new tenant at $2.75 a line. Adams Property Management does require a $200.00 beginning deposit to pay for advertising or any other initial charges that may be incurred.
We do require management agreements on all properties we manage. These management agreements are on a month-to-month basis.
On leases, Adams Property Management likes to get the first month’s rent and a deposit equal to one month's rent, but again, we do leave this up to the owners.
