A brief run-down of who we are, what we do as a Property Management firm and our fees.1. My name is Howard Adams, I've been a Property Manager in the Bellingham/Whatcom County area for over 25 years. I opened Adams Property Management in May of 1993 and my wife Carolin now helps me run the office. In my years as a Property Manager I've gotten to know many of the venders around the area who do repairs that would be needed by a rental house or apartment so when these things occur it can be taken care of quickly which keeps tenants happy. 2. Adams Property Management collects rents, screens prospective tenants, sends financial statements to owners once a month, has repairs done when needed, does drive-byes at least once a month, if the owner wants we will do quarterly inside inspections and basically anything else the owner wants done as long as it falls within the Landlord Tenant Act of Washington State. 3. Our fees for finding tenants only on residences we do not manage is equal to one months rent that would be asked for that particular residence. 4. (a) Our fee for a single family residence up to a 4 plex inside Bellingham City Limits is 7.5% of monthly rental income. We charge one-half of one month's rent when we find tenants and a $70.00 administrative fee if tenants renew their lease at the end of their current lease period. (b) Our fee for a single family residence up to a 4 plex outside of Bellingham city limits is 8.5% of monthly rental income, everything else is the same as residences in Bellingham. (c) Our fee for a single family residence that is for sale is 10% of monthly rental income if the owner leaves it on the for sale market while it is rented, everything else is the same as above. (d) Our fee for 5 to 10 units inside Bellingham City Limits is 6.5% of total monthly rental income, 7.5% outside Bellingham City Limits, plus a $70.00 fee when we get new tenants or lease renewals. (e) Our fee for 11 to 20 units inside Bellingham City Limits is 6% of total monthly rental income, 7% outside Bellingham City Limits, plus a $70.00 fee when we get new tenants or lease renewals. (f) Our fee for 21 to 40 units inside Bellingham City Limits is 5.5% of total monthly rental income, 6.5% outside Bellingham City Limits, plus a $70.00 fee when we get new tenants or lease renewals. (g) Our fee for 41 to 50 units inside Bellingham City Limits is 5% of total monthly rental income, 6% outside Bellingham City Limits, plus a $70.00 fee when we get new tenants or lease renewals. (h) Our fee for over 50 units inside Bellingham City Limits is 4% of total monthly rental income, 5.5% outside Bellingham City Limits. 5. On all rentals we guarantee tenants will stay for at least six months or we will find new tenants at no extra charge. We recommend one year leases or more, but we do leave it up to the owners what they would like to do on that issue. On residences for sale we will only rent them on a month to month basis. 6. Owners do pay all advertising when finding an initial or a new tenant at $2.50 a line. Adams Property Management does require $200.00 beginning deposit to pay for advertising or any other initial charges that may be incurred. 7. We do require management agreements on all properties we manage. These management agreements start out for a year and then go to a month to month basis. 8. On leases Adams Property Management likes to get first months rent and a deposit equal to one months rent, but again we do leave this up to the owners. References will be provided upon request
